Quick answer: A full end of tenancy oven clean takes two to three hours on a cooker that has been wiped now and then, and closer to four on a shared kitchen that has done a full academic year. Soak the racks first, split the door and degrease between the glass panes, coat the cavity and let the cleaner work, then finish with the hob and the extractor filter. Doing it yourself costs £10 to £15 in cleaner, gloves and pads, plus an evening. Why does the oven decide so many checkout deductions?
Cleaning is consistently reported as one of the leading causes of deposit deductions in Scotland, and inside that category the oven does most of the damage. Not because it is dirtier than the bathroom, but because it is the easiest thing in the flat to prove.
A clerk opens the door, takes one photograph, and files it beside the check-in shot. Grout haze and skirting dust are judgement calls. Baked-on carbon is not. The oven is the deduction nobody wins. Marks and dust are arguable. A photograph of a carbonised oven roof, filed next to a clean check-in shot, is not.
What kit do you need before you start?
Very little, and none of it specialist. A heavy duty oven cleaner, long rubber gloves, a plastic scraper, non-scratch pads, an old toothbrush, microfibre cloths and soda crystals will do the lot, plus a hob blade for a ceramic top. In a tenement flat with no garden the bath is your soaking tank, so line it first.

Step-by-step: cleaning an oven to checkout standard
Step 1: Let it cool, then clear the kitchen (10 mins)
Work on a cold oven. Caustic cleaner flashes off warm enamel, which is how people burn a forearm. Switch the cooker off at the wall. Open the window and shut the hall door, which matters in a tenement flat where fumes drift onto a shared stair. Towels down, worktops cleared.
Step 2: Take out the racks, runners and trays (10 mins)
Pull out the shelves, the grill pan, any trays that came with the flat, and the wire side runners the shelves sit on. Runners unclip rather than unscrew: lift the front off its peg, then slide the rail forward. Note which way round each came out, because one refitted upside down leaves the shelf tilted.
Step 3: Soak the racks and runners (60 mins)
Racks are the slowest part, so start them and leave them while you do everything else. A bath lined with old towels works in a flat with no garden, but keep neat caustic gel off bath enamel: it dulls the surface, which is a deduction of its own. Hottest water the tap gives, a scoop of soda crystals, one hour under.
Step 4: Split the door and degrease the glass (30 mins)
Door glass is the first thing anyone looks at, and grease runs down between the panes where no cloth reaches. On most ovens the inner pane lifts out of two clips along the bottom of the door, or the door lifts off once you flip the hinge catches. Look the model up first, because a dropped door cracks. Bicarbonate paste, fifteen minutes, then a flat blade.
Step 5: Clean the door seal and the hinges (10 mins)
The rubber or fibreglass seal round the door opening perishes if you soak it in caustic, which turns a cleaning job into a repair charge. Warm soapy water, a soft cloth and a toothbrush along the corners is the whole method. Do the lip the seal presses against too, because that is where a clerk runs a finger.
Step 6: Coat the cavity and leave the cleaner to work (45 mins)
Gloves on, window open. Take the fan cover off if yours unscrews, then spread cleaner over the roof, back, sides and floor of the cavity, keeping it off the element, the fan blades and the door seal. Caustic gels want 30 to 45 minutes, bio creams two hours, and a neglected oven usually wants a second coat.
Step 7: Scrape, rinse and dry the cavity (40 mins)
Softened carbon lifts with a plastic scraper held almost flat, then a non-scratch pad for the corners and a toothbrush for the seam where the floor meets the sides. Rinse, and keep rinsing after you think you are done: leftover caustic bakes into a white bloom that photographs as dirt.
Step 8: The hob, the pan supports and the splashback (30 mins)
Gas pan supports and burner caps go into the same soak as the racks, but keep bare aluminium out of anything caustic, because the two react and the metal pits. On a ceramic or induction top use hob cream and a blade at a shallow angle, never a scourer, which leaves a haze under a spotlight. Clear the gas ports with a pin.
Step 9: The extractor filter and the hood (25 mins)
The mesh grease filter under the hood is a standing flag on checkout reports, because almost nobody touches it in a year. Drop the catch and soak it twenty minutes in near-boiling water with soda crystals. A charcoal filter behind the mesh cannot be washed at all.
Step 10: Reassemble, then run the final checks (20 mins)
Runners back the right way round, shelves in, grill pan where the inventory says it lives, and the door shutting flush against the seal. Run the oven empty at about 200C for twenty minutes with the window open, which burns off residue and tells you whether a chemical smell remains. Then the door front, handle, knobs and top panel, and a dated photograph.
Caustic or bio: which oven cleaner should you buy?
Caustic products are built on sodium hydroxide. They break baked fat down fast, and they are why gloves and ventilation are not optional. Bio and enzyme creams do the same work more slowly and suit a kitchen you cannot ventilate. Pick by condition, not principle: a cooker wiped monthly cleans up fine with bio, and a shared oven nobody has touched needs caustic.

Ventilation is the part people skip. Fumes build faster than you expect in a small tenement kitchen with one sash window, so open it fully and leave the room while the cleaner sits.
What should you never do to a self-cleaning liner?
Two kinds of oven clean themselves, and the method above ruins both.
Catalytic liners are the rough, matt panels on the sides and back of some ovens. They absorb grease and burn it off at high heat. Caustic cleaner clogs them permanently and a scourer takes the coating off in strips. Clean the enamel floor and glass by hand, then run the oven empty at around 220C for an hour with the liners in place.
Pyrolytic ovens run a locked cycle, usually 400C to 500C, which turns everything inside to ash you sweep out. Take the racks out first unless the manual says they are pyrolytic safe, because a chromed rack discolours at that heat.
Never coat a catalytic liner. If the side panels feel rough rather than glassy, put the cleaner down. Chemicals destroy them, and the replacement is charged to whoever did it.
Why are shared kitchens in Edinburgh HMOs the hardest ovens?
Edinburgh has 6,797 licensed HMOs, 44% of Scotland's total of 15,449 at 31 March 2025 (gov.scot Housing Statistics), and roughly 27,000 of the city's 62,000 full-time students live in shared private flats and HMOs. That is a lot of kitchens where one oven serves four or five people for nine months and belongs, in practice, to nobody. Student tenancies run to the end of June or early July with the new intake arriving from August, so whole streets hit the same deadline in the same fortnight.
It shows worst in the tenement belt. Flats on Warrender Park Road, Thirlestane Road and Spottiswoode Street in Marchmont are 19th-century stock with kitchens converted out of back rooms, so the cooker sits in an alcove with poor extraction. The Napier HMO belt around Bryson Road in Polwarth, rooms £450 to £550 a month, has the same shape at a lower rent. Gorgie and Dalry runs less to the academic cycle, and Leith covers everything from studios to six-bed shares.

Does Edinburgh's soft water change how you clean an oven?
At the rinse, yes. The city's mains supply comes largely from Scottish Water's Glencorse works and runs soft at about 30 to 31 mg/l as calcium carbonate, so glass and stainless steel dry clear without the chalky bloom that plagues hard water regions. It does nothing for grease: carbon is baked fat, not mineral scale.
Age is the local complication that does matter. Plenty of cookers in period tenement stock are ten or fifteen years old, and the cavity enamel has already dulled and micro-crazed. That surface will not look new again however long you scrub, so clean it, photograph it, and let the check-in report carry the argument about condition.
When is a DIY oven clean false economy?
Doing it yourself makes sense when the oven has been maintained, the door comes apart easily, and you have a free evening well before the checkout. Three things flip it. Condition is the first: past a certain depth of carbon you are into a second coat and a second evening, and the cleaner and pads have cost £15 by then. The appliance is the second: catalytic liners, or a door that will not open. Timing is the third, and most people start the night before the keys go back.
Then there is the re-clean. If the agent rejects the kitchen you are not paying the gap between DIY and professional. What does the £55 oven deep clean cover?
Basic oven cleaning, the exterior wipe down, is already in the price of an end of tenancy clean. The £55 add-on is the strip-down: racks, runners and trays soaked and dried, door glass split and degreased where the model allows, the seal done by hand, the cavity coated, scraped, rinsed and dried, the hob and splashback finished, and the extractor mesh filter soaked. Parts are not included. A perished seal, a cracked pane, a dead element or a clogged charcoal filter are replacements rather than cleaning, and we say so in writing instead of charging for a clean that cannot fix them.
