What it is

What hoarder cleaning covers.

Hoarder cleaning is the clearance and deep clean of a property where belongings, rubbish or accumulation has built up over months or years, past the point where an ordinary clean fits. It runs in two halves. Clearance first, with items sorted, bagged and removed in categories agreed with you. Then heavy-duty cleaning of everything underneath, with odour work, biohazard remediation or pest treatment where the property needs it.

This is not tidying and it is not a deep clean in the usual sense. The teams who do this work know that hoarding usually sits on top of something else: a bereavement, ill health, age, a disability, or a long stretch when nobody was checking in. They work slowly and they take the resident with them.

In a tenement there is a practical layer on top. Everything leaves through a shared stair, often three or four floors, no lift, a turn at every landing. A skip on the street needs permission from the council and somewhere to sit. Any team quoting an Edinburgh flat should be talking about that at the walk-through, not discovering it on the day.

When you'd need this

Common reasons people call us about a hoarded property.

Most callers fall into one of a handful of groups. The work adapts to which one you are in.

  • You have inherited a flat that has to be cleared before it can be sold, and it is in a state no agent will photograph.
  • You are a landlord or letting agent with a tenant leaving a property in this condition, and it has to be back to lettable standard quickly.
  • You are helping a parent or a relative through a clear-out. They still live there, so the work has to be paced and gentle.
  • You are a support worker, a housing officer or a social worker arranging help for someone who is struggling.
  • You are the resident and you have decided to ask for help. That is the hardest call on this list, and the teams treat it that way.
  • Confirmation has been granted on the estate and the executor needs the property cleared before it goes on the market.

The work

What a hoarder clean actually involves.

A hoarder clean runs in stages, agreed with you up front so nothing lands as a surprise.

First the team walks the property with you, or with whoever is authorised, and agrees three categories: what stays, what goes to charity, what goes as waste. Anything sentimental or valuable is set aside. Post, identity documents and financial paperwork are bagged separately and handed to you to work through later, never binned.

Clearance then runs zone by zone. Bulky waste goes out through licensed channels, with the route down the stair worked out before the first bag moves. Charity-suitable items go to a nominated charity shop or collection. Sharps, out-of-date medication and anything contaminated is separated and disposed of through the right route.

Once the property is clear, the deep clean starts. Floors, walls, ceilings, fittings, appliances, inside every cupboard and drawer, behind and under everything. Odour work uses ozone or hydroxyl generators where the smell has gone into the fabric, which in an old flat with bare boards and lath-and-plaster it usually has.

Where the property has crossed into biohazard, meaning urine, faeces, food waste or pest contamination, the team switches to biohazard protocols for those zones: protective kit upgraded, licensed hazardous-waste disposal, certificate of cleanliness at the end.

  • Walk-through first, with keep, donate and dispose agreed before anything moves.
  • Documents and anything of value bagged separately and handed back.
  • Skip permission, stair access and uplift arranged as part of the job.
  • Charity-suitable items routed to a nominated charity shop or collection.
  • Heavy-duty cleaning of every surface once the property is clear.
  • Ozone or hydroxyl odour treatment where the smell has gone into the fabric.
  • Biohazard protocols for any zone that has crossed that line.

Process

From your first call to a clear, cleaned property.

1. You tell us about the property

Quick form, photos if you can face taking them, or a description in the notes box if you cannot. Anything about who lives there and what the timeline is helps. That detail goes to the team before they ring you.

2. We match it to a vetted team

Mon to Fri 9 to 5 we call within the hour. We listen, ask a few questions, then name the team we are putting it to and what we checked on them: public liability cover, waste carrier registration, and background checks on anyone working in an occupied home. Where the resident is still living there, that last check is the one that matters most.

3. Walk-through and plan

The team visits to walk the property and agree the plan with you, or with whoever is authorised. What stays, what goes, what gets cleaned, how long it takes, what it costs. Nothing starts until you have agreed it.

4. Clearance and clean

The work runs in zones, paced to the plan. You can be there for all of it, none of it, or the parts you want to see. The team works around what you need rather than the other way round.

5. Final walk-through

When it is done, the team walks the property with you to sign it off. Items of value, documents, anything you wanted kept, all handed back. The property is ready for sale, for re-letting, or simply to live in again.

Why come through us

You should not have to explain this twice.

The hard part of ringing a specialist about a hoarded property is telling a stranger what state it is in. Do that two or three more times for comparison quotes and the phone call becomes the obstacle.

Come through us and you tell it once. We brief the team before they ring, so they arrive at the walk-through already knowing the rough scope. No re-explaining on the doorstep.

Vetted means something specific here. We check public liability cover, waste carrier registration where waste is being carried, and background checks on anyone entering an occupied home. When we introduce a team we name the firm and say what we checked. We claim nothing on their behalf that we have not seen.

It costs you nothing. The price the team quotes is the price you pay. We are paid a referral fee by them after the job, not by you.

Pricing

How hoarder cleaning is priced.

We cannot quote hoarder work off a form. It depends on the volume to clear, whether biohazard or pest contamination is in the mix, what is under the accumulation once you get to it, and how the work is paced. A single-day clear of an empty flat and a clearance paced over weeks around a resident are different jobs on the same street.

The stair matters to the price in Edinburgh. A top-floor tenement flat with a narrow turn at each landing takes longer to clear than a ground-floor flat with a door onto the street, and the quote reflects that. Skip permission, uplift and disposal are quoted as part of the job rather than added afterwards.

Some cases are covered in part: estate policies, landlord contents cover, occasionally a social care budget. The team checks what applies when they see the property. We never add a markup.

Our partners

The Edinburgh specialists we work with.

We connect hoarder cleaning customers with three vetted Edinburgh specialist partners, and we pick the right one for each case on certifications, availability and the specifics of the job.

Lead specialist for hoarder cleaning: Vetted clearance and heavy-clean team. Clearance work goes to teams equipped for volume and paced properly around a resident: sorting with the household rather than at them, waste out through registered carriers, and a deep clean once the property is clear. We name the firm and what we checked when we make the introduction. Waste carrier registration and background checks for occupied homes are confirmed before we make an introduction.

Also available: Vetted biohazard and trauma cleaning team and Vetted restoration and post-build team. We check public liability cover, licensed hazardous-waste disposal and background checks before we refer anyone. Public liability cover and the paperwork an insurer will ask for are confirmed before we put a name forward.

You don't choose the specialist yourself. On our call after you submit the form, we'll match your case to the right partner based on certifications, current availability, and the specifics. You pay the specialist directly. We never add a markup.

Related specialist services

Hoarder Cleaning cases often overlap with other specialist work.

Specialist cases rarely fit one category cleanly. If your situation involves more than one of the services below, mention it on the form. We'll match you to a specialist who handles both, or connect you with two partners working together.

  • Biohazard cleaning. Hoarded properties commonly reach the biohazard threshold. Where they do, the team switches protocols for those zones rather than cleaning around them.
  • Cleaning after pest control. Long-term accumulation feeds mice and insects, so treatment and cleanup often have to be sequenced with the clearance.
  • Severe mould removal. A flat that has been shut up, unheated and unventilated for years usually has mould behind the stacks. Remediation follows the clearance.

FAQ

Hoarder Cleaning FAQs

Common questions about hoarder cleaning in Edinburgh.

Will the team judge me or the resident?

No. The teams that do this work have been into properties at every level of accumulation and they treat it as work. No comments, no photos passed around, no stories told afterwards. What is in the property stays between you and them.

How long does a hoarder clean take?

It depends on volume and pacing. A single room can be a day. A full flat with biohazard cross-over, cleared through a shared stair, can run a week or more. The team gives you a timeline at the walk-through rather than a guess over the phone.

What happens to the items removed?

Three categories agreed with you up front: keep, donate, dispose. What you are keeping is bagged and handed back. Charity-suitable items go to a nominated shop or collection. The rest goes through licensed channels. Documents and anything of obvious value are always set aside and handed back, never thrown without your say-so.

Can the work be paced if the resident still lives in the property?

Yes, and it usually should be. For a living resident the work is typically spread over days or weeks with them present and consulted on what stays. Nobody is rushed out of their own home.

I am the executor of an estate. Can you help?

Yes. Estate clearance once confirmation has been granted is standard work for these teams. They work to the executor timeline, keeps documents and anything of value aside for you, and signs the property off ready for the market.

What about biohazard contamination in the property?

Where the property has crossed into biohazard, meaning urine, faeces, food waste or pest contamination, the team switches to biohazard protocols for those zones. Our biohazard cleaning page sets out what that involves.

Is there any funding for a hoarder clean?

Sometimes. Estate insurance, landlord contents policies and occasionally a social care budget cover this work in part. The teams know how to approach those funders. Mention it on the call and it gets checked rather than assumed.
