Can I do my own end of tenancy clean in Edinburgh?
Nothing in Scottish law stops you. A Private Residential Tenancy (PRT) requires you to return the flat in the condition recorded at check-in, fair wear and tear allowed for. It says nothing about who holds the cloth.
Adjudicators at SafeDeposits Scotland, Letting Protection Service Scotland and MyDeposits Scotland decide on evidence, not receipts. A flat cleaned by two tenants over a weekend and one cleaned by a crew are judged the same way: against the check-in inventory and the photographs.
So the question is not whether you are allowed. It is whether you can hit the standard in the time you have, with the kit you own.
The test is the inventory, not the invoice. No adjudicator awards marks for hiring someone. They compare check-in with checkout. If your own work matches, you keep the money.
When does DIY actually make sense?
Three things have to be true at once.
The flat is small and has been kept up. A studio or 1-bed where the oven has been wiped after roasts, the extractor filter washed, and the sealant has never gone black. You are topping up a standard, not recovering one.
You have real time, not theoretical time. Two clear days after the furniture is out. Cleaning around boxes is slow and it never comes out right.
The check-in report was thorough. A photographed inventory protects you. If the oven was scorched on day one and the report says so with a picture, you are not on the hook for it. A thin check-in with no photos hands the benefit of the doubt to the other side.
A sole tenancy is your call on all three. A joint tenancy is a different problem, covered below.
What does a proper DIY kit cost in Edinburgh?
This is where the saving shrinks. A trolley of ordinary sprays will not shift baked carbon or blackened sealant. Prices move, so read this as a shopping list rather than a quote.

What do you have to hire, and what does that add?
Carpets are the item most DIY plans skip and most checkout reports catch.
A 24-hour shampooer hire runs about £30, the solution about £15, and there is usually a refundable deposit of £25 to £50 on top. Add the trip to fetch it and return it, and the fact that most tenement flats sit two to four flights up with no lift.
So a realistic DIY total for a carpeted flat is £130 to £140, before an hour of your own labour. Our carpet shampoo is £35 per room and £25 for the hall, stairs and landing, and we carry the machine up ourselves.
Shampoo, not steam. Soaking a carpet and leaving it damp in a cold tenement hall turns a cleaning problem into a mould problem. Shampoo it, extract properly, give it air. A carpet still wet at checkout reads as a fail.
How many hours does a DIY clean really take?
More than most people plan for. These are working hours, furniture already out.

Twenty-one to twenty-six hours is a full weekend for two people. That is the number to weigh against £259.
Tenement flats add time for reasons the generic checklists online never mention. Ceilings are high, so the tops of wardrobes and wall units need a step ladder rather than a quick reach. Cornices hold dust. Sash and case windows have runners and beading that trap grime in a way modern casements do not. Old radiators have fins. None of it is hard. All of it is slow.
Where do DIY cleans actually fail the inspection?
The same six things, in roughly this order.
Ovens. The most common deduction we hear about. Wiping the inside is not cleaning it. The door glass has to be scraped clear, the shelves and runners need to soak, and the roof of the cavity is where carbon hides. Extractor filters. Metal mesh filters go into hot water with degreaser, or they get replaced. Almost nobody does this, and almost every inspector lifts the hood.
Sash and case window runners. The channel the sash slides in, the beading, and the rail where the two sashes meet. Grit, paint flakes, dead flies. Visible from inside, so it lands in the report.
The tops of units under a high cornice. Wall units, wardrobes, the fridge. With three-metre ceilings nobody can see the top of anything, so nobody cleans it. The inspector brings a step.
Bathroom sealant and grout. Black spotting on silicone is growth in the material, not dirt on top of it. Mould spray needs contact time, sometimes twice. Occasionally the sealant is simply at the end of its life, which is the landlord's job.
Behind and under white goods. Pull the fridge, washing machine and cooker out. What is behind them has been there since the last changeover.
What is the difference between visible-clean and inventory-clean?
Visible-clean is how a flat looks when a friend comes round. Surfaces wiped, floors done, bins out.
Inventory-clean is a comparison. Somebody stands in the flat with the check-in report and works through it item by item: drawers, filters, behind the appliances, the fridge seal, the tops of door frames.

Clean in the order they inspect. Most people start with the living room because it is the biggest visible win. Inspectors start in the kitchen and the bathroom, because that is where the deductions live. Do those first, while you still have energy and daylight.

What happens in a shared flat when one person cuts corners?
This is the wrinkle that catches Edinburgh flatmates. The city holds 6,797 licensed HMOs, 44% of Scotland's total of 15,449 at 31 March 2025 (gov.scot), and about 27,000 students live in shared private flats and HMOs.
In most joint tenancies the deposit is lodged as a single sum for the whole let, not as five separate deposits. So when the checkout report notes one filthy bedroom, the deduction comes out of the pool, and the four who did clean lose money for the one who did not.
Worse, the tidy flatmates are usually the ones still in town. Whoever left first is unreachable, and recovering their share is a private argument with no scheme behind it.
In a shared flat, split the price, not the work. A 3-bed at £259 is about £86 each. Getting five housemates to agree on one payment is far easier than getting five housemates to agree on what a clean skirting board looks like at eleven on a Sunday night.

Why is the last week of June the worst time to try DIY?
Because the whole city moves at once.
Student HMO tenancies here mostly run to the end of June or the first days of July, with the new intake arriving in August and September. Agents carrying big student and HMO books, Umega, Cullen Property, Clan Gordon and Grant Property among them, check flats out across the same fortnight.
That squeezes everything DIY depends on. Shampooers and vans are booked out. The fortnight collides with packing, travel and the end of the academic year. Two other flats in your close are moving the same day, so the bins are full and the stair is full of boxes. And if the agent rejects the clean on the Tuesday when you flew home on the Monday, nobody is left to put it right.
Moving in that window, do one of two things: start a week early and clean each room as it empties, or book it and spend the weekend packing. Our late-June slots in Marchmont, Newington and Leith fill first, so a fortnight of notice helps.
