HMO changeovers
A licensed HMO is not a one-bed with more doors.
Edinburgh had 6,797 licensed HMOs at 31 March 2025, 44% of Scotland's total, on gov.scot figures. It is the single biggest concentration of licensed shared housing in the country, and most of it turns over in the same few summer weeks.
An HMO changeover is a bigger job than the bedroom count suggests: one kitchen used by five people, two or three bathrooms, a common stair door, and bedroom furniture that has taken a full year. We price that into a portfolio rate rather than arguing about it on the day, and we schedule the block of them together so a licensed property is not sitting empty while it waits its turn.

Booking a turnover.
Send us the address, the property size, the access details and the checkout date. Tell us the floor and the stair arrangement too if it is a tenement, because that decides how long the load in and out takes. We confirm the slot, clean to the inventory standard, and invoice per your terms. Every job carries the 48-hour re-clean guarantee, so if your clerk or the incoming tenant flags anything we come back and fix it free.

Do you offer a landlord or agent discount?
We offer per-property fixed pricing for managed portfolios of three or more properties. Get in touch with your typical volume and we will agree a rate.
Can you work to our inventory and checkout standard?
Yes. We clean to the inventory the property is marked against, the same document your checkout clerk uses.
Do you handle licensed HMO changeovers?
Yes, and they are a big part of our summer. A licensed HMO carries more kitchen and more bathrooms per property than a single let, so we scope and price it as its own job and build it into the portfolio rate.
How fast can you turn a property around?
We schedule around your checkout dates and work seven days a week: weekdays 9 to 5, weekends by arrangement. Book the slot when you know the tenant move-out date and we will keep the void short.
Do you invoice per property?
Yes. Each turnover is invoiced individually, or consolidated to suit your accounts. We set it up however works for you.
What if the checkout flags something?
Every job carries a 48-hour re-clean guarantee. If your clerk or the incoming tenant flags anything within 48 hours, we come back and put it right free.
