End of Tenancy Cleaning in Stockbridge.
Clean to the standard letting agents check at handover. Every job follows a room-by-room checklist, so the place is spotless when the inventory clerk walks in.
Moving out cleaning, end of tenancy cleaning, checkout cleaning: different names for the same job. This is the one letting agents mark against.
Stockbridge clean
One clean. Full deposit. No stress.
Stockbridge flats are Georgian and Victorian, the deposits are large, and the agents here inspect carefully because the stock is worth it. We clean to that standard rather than to a general tidy, and we back it with a 48 hour re-clean.

Property types we clean in Stockbridge.
The council's New Town appraisal describes the Stockbridge spine as Georgian and Victorian terraces of tenements or three storey houses, lining Kerr Street, Deanhaugh Street, Raeburn Place and Comely Bank Road. Behind them the Raeburn Estate holds the grander terraces, Ann Street the oldest of them and St Bernard's Crescent a late Georgian set piece. The classic tenement flats have big bay windows and high ceilings.
The live market is small flats at large rents. Of the ten Stockbridge properties advertised on Citylets when we last looked, eight were one or two bedroom, running from about £1,150 on Raeburn Place to £1,995 on Mary's Place. Comely Bank Place, Learmonth Grove, Learmonth Crescent, Saxe Coburg Street, Silvermills and Patriothall all carried stock.
The Colonies are the other half of the story and the more distinctive one. Eleven long terraces run perpendicular to Glenogle Road with shorter rows to the east, upper and lower houses with around sixteen dwellings on each level. Cobbled cul-de-sac streets, obelisk piers at the entrances, private gardens with clothes poles, and the external stone stair that gives the upper house its own way in. At Glenogle Terrace the stairs were built inside instead.
- Georgian and Victorian terraces of tenements and three storey houses on the spine
- Classic tenement flats with high ceilings and deep bay windows
- Mews properties tucked down lanes off Raeburn Place and Dean Park
- Category B listed colony houses with their own doors, gardens and external stone stairs
- One and two bedroom flats dominate the live market, at rents above the city average
- Longer tenancies than the student belt, so build up rather than one year of grime
Common deposit issues in Stockbridge rentals.
The rules are the same across Scotland. Under a Private Residential Tenancy your deposit is held by SafeDeposits Scotland, Letting Protection Service Scotland or MyDeposits Scotland, lodged within 30 working days of the start of the tenancy and capped at two months' rent. A deduction has to be justified against the inventory, the scheme adjudicates a dispute, and a deposit that was never lodged can be penalised at up to three times its value by the First-tier Tribunal for Scotland.
What changes in Stockbridge is the size of the number. Two months' rent on a flat letting at £1,678 is a lot of money to be arguing about, and it makes a rushed clean an expensive way to save an afternoon.
Cleaning is consistently reported as one of the leading causes of deductions in Scotland. Here the pattern is a long tenancy pattern rather than a student one: build up rather than mess. Edinburgh water is soft, around 30 to 31 milligrams per litre from Scottish Water's Glencorse works, so limescale is a much smaller problem than it would be further south, but taps, screens and chrome still mark. Grout discolours slowly. Extractors clog over years. And in a room with a tall bay window, the glass is the first thing the agent sees.
- Oven, grill, extractor filter and the wall behind the hob
- Inside every kitchen unit, and integrated appliance doors and seals
- Taps, shower screens and chrome, which mark even in soft water
- Grout, sealant and the bathroom extractor after a long tenancy
- Bay window glass, reveals, runners and sills
- Front step, forestair and door glass on a colony house
Getting to your Stockbridge property.
Stockbridge sits in a dip with the Water of Leith running through it, and the Walkway is the pleasant way into town on foot. Lothian services 24, 29, 36 and 42 serve the area, there is no tram stop and no station in Stockbridge, and Raeburn Place is narrow and busy for most of the working day.
Parking is permit controlled across the area and genuinely tight around the Colonies, where the streets are cobbled culs-de-sac with cars along one side. We plan for it: one load in rather than repeated trips back to the van, and not the middle of a Sunday, when the Stockbridge market brings the area to a stop.
The Stockbridge rental market we know.
Stockbridge does not empty out in July. The tenant base is young professionals, creative workers, small families and downsizers, and students are notably absent from the way the area sells itself. That means lower raw turnover than Marchmont or Polwarth, a steadier flow across the year, and tenancies that run longer.
For you that has two consequences. Getting a slot is usually easy even at short notice, because we are not fighting the student changeover for the same morning. And the clean is likely to be bigger than the bedroom count implies, because three years of living leaves more behind than nine months does. We quote on the length of the tenancy as well as the size of the flat, and in Stockbridge that is rarely a formality.
SouthSide Property Management and Trinity Factors both had Stockbridge flats let when we last checked the market, alongside DJ Alexander, ESPC Lettings, Ben Property, A Flat in Town and Direct Lettings. These are careful operations working expensive stock. They inspect against a written inventory and they are used to flats coming back in good order. On a deposit this size, that is a bar worth clearing.

FAQ
Stockbridge cleaning FAQ
Common questions about our end of tenancy cleaning service in Stockbridge.
Do you cover all of Stockbridge?
Yes, we clean across Stockbridge including Raeburn Place, St Stephen Street, Deanhaugh Street, The Colonies, Comely Bank, and Dean Park. Same fixed prices across every street.
How quickly can you book a clean in Stockbridge?
Most Stockbridge bookings are confirmed within a couple of hours during business hours. We aim to fit you in within 48 hours for standard cleans, sooner for urgent move-outs. Last-minute? Send the form and we'll see what's possible.
Do you also clean in nearby areas?
Yes, we cover the neighbouring Edinburgh areas including Tollcross, Leith, Newington, and Marchmont. Same fixed prices across every area we cover.
How long does an end of tenancy clean take?
The duration depends on the size and condition of your property. A studio or 1-bed flat typically takes 3-4 hours, while a 2-3 bedroom property usually takes 5-7 hours. We'll give you an accurate estimate when you book.
Do I need to be there during the clean?
No, you don't need to be present. Many customers arrange key handover or leave keys with a neighbour. We just need access to the property and will lock up securely when finished.
What if my landlord isn't satisfied?
We offer a 48-hour satisfaction guarantee. If your landlord or letting agent raises any issues with the clean, contact us within 48 hours and we'll return to address them free of charge.
Do you bring your own cleaning products?
Yes. We bring all products and equipment. Everything's included in the price; you don't need to provide anything.
How far in advance should I book?
We recommend booking at least 3-5 days in advance, especially during busy periods at the end of the month. However, we do accommodate last-minute bookings when possible.
How much does end of tenancy cleaning cost?
Fixed prices, no hidden fees. Studio £149, 1-bed £179, 2-bed £219, 3-bed £259, 4-bed £299, 5+ bed from £349. Add-ons: oven deep clean £55, fridge/freezer £25, pet surcharge from £20. Final price depends on property condition. We confirm before we start.
Do you guarantee I'll get my deposit back?
We guarantee the clean meets the inventory-clerk standard letting agents check. If your landlord or letting agent flags a cleaning issue within 48 hours, we come back and fix it free of charge. That's the 48-hour re-clean guarantee, included on every job. Every job also leaves with a timestamped photo record and an itemised receipt, the evidence SafeDeposits Scotland, the most used of the three approved Scottish schemes, asks for when a cleaning deduction is disputed.
About Stockbridge
Move-out cleaning across Stockbridge.
Stockbridge was laid out around a single through route and it still works that way. Kerr Street crosses the Water of Leith and becomes Deanhaugh Street, Raeburn Place and Comely Bank Road, with Dean Street, Leslie Place, Dean Park Street and St Stephen Street running off it. The stock is Georgian and Victorian terraces of tenements and three storey houses, plus the Category B listed Colonies on their cobbled culs-de-sac off Glenogle Road. Rents are among the highest we cover. Citylets puts the EH3 average at £1,208 a month for a one bedroom and £1,678 for a two bedroom, with EH4 at £1,161 and £1,485, on Q4 2025 data.
A colony flat is not a tenement flat and should never be quoted as one. Each house has its own front door, the upper house is reached by an external stone stair, and behind it sits a private garden with a dwarf stone boundary wall. There is no communal stair to walk through, which means the step, the stair and the door glass all read as part of your property at checkout. Off Raeburn Place and St Stephen Street it is the other way about: a traditional shared stair, high ceilings, deep bay windows and a great deal of glass.
The rental numbers here are real: Scotland's Census 2022 counts 14,873 households in the Inverleith ward, and 3,459 of them (23.3%) are privately rented, compared with 23.1% across the City of Edinburgh as a whole. Every one of those tenancies ends in a checkout inspection sooner or later.
