End of Tenancy Cleaning in Portobello.

Clean to the standard letting agents check at handover. Every job follows a room-by-room checklist, so the place is spotless when the inventory clerk walks in.

Moving out cleaning, end of tenancy cleaning, checkout cleaning: different names for the same job. This is the one letting agents mark against.

      In Portobello

Quick answer for Portobello: Portobello end of tenancy cleans start at £149 for a studio and £219 for a two bedroom flat, covering Portobello High Street, Bath Street, Brighton Place, Straiton Place and the Promenade streets in EH15. Two and three bedroom homes are the common size here rather than student shares.

Prices in Portobello: studio £149, 1-bed £179, 2-bed £219, 3-bed £259, 4-bed £299, 5+ bedrooms from £349, the same fixed ladder everywhere we clean. We cover all of Portobello including Portobello High Street, Bath Street, Brighton Place, Straiton Place.

Property types we clean in Portobello.

Portobello has the widest spread of building types of any area we cover, and most of it sits within a few streets of the beach. Describing the frontage along the Promenade, the council's conservation appraisal lists single storey Georgian houses, two storey Victorian terraced properties, large two to three storey detached Victorian villas and four storey Victorian tenements. That is four different cleans on one road.

The Georgian core came first: Portobello High Street with Bath Street and Figgate Street, laid out in 1801 and 1802, then Regent Street, Marlborough Street and the Brighton and Rosefield streets the appraisal calls among the most attractive in the town. Victorian tenements arrived later and pushed into Bath Street, Straiton Place and Marlborough Street, several of them in red sandstone against the grey of the older buildings. Windsor Mansions on Straiton Place dates from 1899 and St James's Terrace on Bath Street from 1870.

Newer stock exists too, including a pair of semi detached houses at Straiton Place from 1990 and a block of flats at the foot of Pittville Street from 1996. The conservation area holds in the order of 1,700 residential units and around 4,500 people, so this is a working neighbourhood rather than a strip of holiday flats. Tenement addresses here have communal stairs and secure entry much as they do in town.

      • Georgian terraces and cottages on the High Street, Bath Street and the lanes behind
      • Four storey Victorian tenements, several in red sandstone, on Bath Street and Straiton Place
      • Large detached and semi detached Victorian villas along the eastern streets
      • Two and three bedroom homes are the common size, with rooms in shared houses alongside
      • Stone, slate and timber sash and case windows, though replacements are common
      • Some 1990s stock at Straiton Place and Pittville Street with entirely modern fittings

Common deposit issues in Portobello rentals.

The Scottish rules apply out here exactly as they do in the centre. Under a Private Residential Tenancy your deposit is lodged with SafeDeposits Scotland, Letting Protection Service Scotland or MyDeposits Scotland within 30 working days of the tenancy starting, capped at two months' rent, and any deduction has to stand up against the inventory. If it does not, the scheme decides. A deposit that was never lodged can cost a landlord up to three times its value at the First-tier Tribunal for Scotland.

Cleaning is consistently reported as one of the leading causes of deductions in Scotland, and the Portobello version of that list has a coastal accent. Sand gets into carpet edges, door thresholds and the runners of sash windows on the streets nearest the beach. Salt air leaves a film on glass, chrome and external door furniture. None of it is damage and all of it is cleaning, and it gets left because it builds slowly enough that you stop seeing it.

Edinburgh water is soft, around 30 to 31 milligrams per litre, so limescale is a smaller problem here than in the south of England. Marks on screens, taps and glass still need work, and on a seafront flat there are more of them.

      • Sand in carpet edges, thresholds and window runners on the seafront streets
      • Salt film on window glass, chrome and external door furniture
      • Oven, grill, extractor filter and the wall behind the hob
      • Inside all kitchen units and behind free standing appliances
      • Bathroom sealant, shower screen, tiles and extractor
      • Sash and case windows inside, sills and reveals included

      Getting to your Portobello property.

Portobello is served by Lothian buses 12, 19, 21, 26 and 49, and Brunstane Station is a short walk or bus ride away with ScotRail into Waverley in under ten minutes. There is no tram stop in Portobello.

Being out on the coast means we schedule Portobello differently from the tenement belt. We group jobs here into the same part of the day rather than run back and forth across the city, so if you can be flexible on morning or afternoon we can usually be flexible on the date. Parking is easier than anywhere else on our patch, which matters when a job needs machines carried in.

The Portobello rental market we know.

Portobello is a smaller rental market than the streets we work in town, and we would rather tell you that than dress it up. When we last checked the market there were five Portobello flats advertised on Citylets, against nine in Bruntsfield, ten in Stockbridge and twelve in Gorgie. Citylets also records an average time to let in EH15 of 31 days for a one bedroom and 38 days for a two bedroom, a little slower than the city as a whole.

None of that is a problem. It is a different market. Demand here is families, working professionals and retirees rather than one academic cohort, the three bedroom flat is the most popular type in the area, and there are rooms in shared houses on Straiton Place and the streets behind at around £800 to £850 a month. Towerbank Primary and Portobello High School anchor the family end of it, and family tenancies run long.

Cairn, Milards, Albany Lettings and The Property Letting Centre all had Portobello property on the market when we last looked, and DJ Alexander and Rettie work the area as well. Between them they will walk the flat against a written inventory. If you are handing back a seafront flat, that inventory was written on a day when the windows were clean.

      FAQ

      Portobello cleaning FAQ

Common questions about our end of tenancy cleaning service in Portobello.

Do you cover all of Portobello?

Yes, we clean across Portobello including Portobello High Street, Bath Street, Brighton Place, Straiton Place, The Promenade, and Joppa. Same fixed prices across every street.

How quickly can you book a clean in Portobello?

Most Portobello bookings are confirmed within a couple of hours during business hours. We aim to fit you in within 48 hours for standard cleans, sooner for urgent move-outs. Last-minute? Send the form and we'll see what's possible.

Do you also clean in nearby areas?

Yes, we cover the neighbouring Edinburgh areas including Leith, Newington, and Southside. Same fixed prices across every area we cover.

How long does an end of tenancy clean take?

The duration depends on the size and condition of your property. A studio or 1-bed flat typically takes 3-4 hours, while a 2-3 bedroom property usually takes 5-7 hours. We'll give you an accurate estimate when you book.

Do I need to be there during the clean?

No, you don't need to be present. Many customers arrange key handover or leave keys with a neighbour. We just need access to the property and will lock up securely when finished.

What if my landlord isn't satisfied?

We offer a 48-hour satisfaction guarantee. If your landlord or letting agent raises any issues with the clean, contact us within 48 hours and we'll return to address them free of charge.

Do you bring your own cleaning products?

Yes. We bring all products and equipment. Everything's included in the price; you don't need to provide anything.

How far in advance should I book?

We recommend booking at least 3-5 days in advance, especially during busy periods at the end of the month. However, we do accommodate last-minute bookings when possible.

How much does end of tenancy cleaning cost?

Fixed prices, no hidden fees. Studio £149, 1-bed £179, 2-bed £219, 3-bed £259, 4-bed £299, 5+ bed from £349. Add-ons: oven deep clean £55, fridge/freezer £25, pet surcharge from £20. Final price depends on property condition. We confirm before we start.

Do you guarantee I'll get my deposit back?

We guarantee the clean meets the inventory-clerk standard letting agents check. If your landlord or letting agent flags a cleaning issue within 48 hours, we come back and fix it free of charge. That's the 48-hour re-clean guarantee, included on every job. Every job also leaves with a timestamped photo record and an itemised receipt, the evidence SafeDeposits Scotland, the most used of the three approved Scottish schemes, asks for when a cleaning deduction is disputed.

      About Portobello

      Move-out cleaning across Portobello.

Portobello sits on the coast roughly three miles east of the centre, and it was its own burgh for longer than it has been part of Edinburgh: it was only taken into the city in 1896. The rental stock reflects that history rather than the tenement belt's. Bath Street was laid out in 1801 and 1802 alongside the High Street, and the stock runs from single storey Georgian houses to four storey Victorian tenements within a few streets of the beach. Citylets puts the EH15 average at £970 a month for a one bedroom flat and £1,292 for a two bedroom, on Q4 2025 data.

A seafront flat is a different clean and we would rather say so than pretend otherwise. Sand travels indoors on the streets nearest the Promenade, salt air marks glass and metal, and the windows facing the water are the ones an agent looks through first. Stone, slate and timber sash and case windows are the recorded materials here, though the conservation appraisal also records a good number of replacement windows, so a Bath Street flat and a Brighton Place flat can have entirely different glazing. We look before we quote.

The rental numbers here are real: Scotland's Census 2022 counts 15,479 households in the Portobello/Craigmillar ward, and 2,040 of them (13.2%) are privately rented, compared with 23.1% across the City of Edinburgh as a whole. Every one of those tenancies ends in a checkout inspection sooner or later.
